Has anyone done business with Fix and Flippers run by Greg Wilson they are a funding company who offers all kinds of funding including gap funding?

Another idea was that if I found a good enough deal, I could find partners to go in on the deal with me (I provide the hustle, they provide the money kind of thing). 

Any comments you guys have or any kind of help for me would be greatly appreciated.

I am wondering if I get my realtor license if that alone gives me access to the mls or do I still have to go through a broker and if so what kind of fees am I looking at?

There is an old saying in real estate, "find a great deal and the money will come," but this is ONLY true if you have dug your well before you need the water.My advice to you, if you are serious about syndicating deals, is to first figure out the kind of deals you want to buy and develop an "investment thesis" - what you want to buy, where you want to buy it, and why you think this makes sense.  

If someone would be so kind as to just give me a simple step by step so that I know what to research I would be forever grateful.

Assignments can get you into trouble with the real estate commission if you don't have a licence, and can get you into trouble with your broker if you do have a license.They aren't some kind of magic fountain of limitless cash.

The main hang ups are: I don’t have a lot of capital to spend on legal fees before I do 1 deal, BUT, I don’t want to run into serious problems on my first deal just because I didn’t know about a legal problem.Also, do I need insurance during the process of buying, rehabbing, or selling a mobile home, and if so, what kind(s)?
