A few other positive things:If you have a home office it creates authenticity with the IRS and can diminish potential push-back you could get by claiming the deduction.Using an EIN helps prevent identity theft - stealing an EIN happens, but isn't as common.

I didn't believe the story my sister told me at first, but later got a letter from the HOA requesting an amendment to the CC&R giving them the right of first refusal to prevent these ridiculous sales taking place that skews the value of the condos.I said if you do enough auctions, you'll find a fluke, and this guy paying $8K for a $120K condo is definitely a fluke.There's another auction I attended for a coop.

The best way to prevent such a scenario is working with a real estate agent who has a lot of experience with 1-4 unit properties (see recommendation above).

You are not required to do that, but it's safest, because it prevents blow-back in case the former owner redeems and your buyer tries to sue you.

I did read the city of Sandy has implemented a limited number of STR's per neighborhood after lifting the ban on STR.
