My market criteria are first and foremost focused on the local economy and its growth and health, as well as the general business-friendliness of the state & city.With the current rout happening in tech, migration trends, and remote work taking over I wouldn't take it for granted that SF will always have a large base of high income professionals.

@Brandon Schaffner I think what you will find in the KC market is a diversified set of properties, strong employment that is also very diversified (tech, engineering, health care, ag, animal health), great down town, progressive on both side of the state line, and great school (from grade school to college).

Your policy can require, for example, that you are provided a current Veterinarian's report on the health of the animal; a letter or form from a "reliable" source such as a local medical or social professional verifying that the tenant has a "qualified" disability, and that the animal performs a specific task, or alleviates a symptom related to that qualified disability; tenant must clean up after the animal in common areas; no offensive odors can emanate from tenants residence; and both the vet report and verification of tenant's need must be updated annually.
