We do 3x for our properties none of which include heat and hot water in the rent.We rent out units here in CT for other landlords who will go down to 2.5 times the monthly rent in buildings where heat and hot water are included in the rent.

Hate to be a bearer of bad news, but generally speaking, lease-up in mobile home parks takes many years, not months, even if you're in a really hot area (some possible exceptions include parts of Florida and California).
