Those 3 things would maybe be a great convenience for you now as a home owner, but I do not believe that it will add any to your rental income in the future.Example of Increasing Monthly Rent:Converting a garage to extra rooms/ extra sqft would potentially ad value to the amount you can charge for rent.

Thank you guys for the input , unfortunately owner occupying isn’t an option for me (it’d be much more convenient if it was) so fha is off the table.

And there's also going to be the portion of the population that won't be able to work remotely, and will stay near the city for the convenience of getting to work.  

I am trying to balance the convenience vs practicality of this situation.

It's a 2 bed, 2 bath in a nice area, convenient to shops (in Myers Park).
