What am i missing, I'm running out of time?

Overall It's pretty new  and they are still working out bugs here and there but they do take feedback seriously and they've implemented several of those changes in a pretty short amount of time considering.

LOL   Well more accurately a 1/3 to half time job anyway.   

I've worked exclusively with builders on for-sale subdivisions throughout Southern CA for the past ~20 years (thousands of new homes) and cannot think of a single time one of my builder-clients has retraded on price after a third-party inspector toured on behalf of a buyer.

It is NOT targeting those half as "Large" as one would assume, the bar is actually very VERY low.

Seems to me that the PM keeping the late fees could become an incentive for not collection rents on time.

I am looking into that area as well because my son is moving there and I would like to have my own place to stay when I am there, especially if I get grandchildren any time soon.

The most I've ever owned at one time was  30 mobile homes that were dispersed across central NC.

I agree with 100% with @Clayton SilvaA general tip: Spend time on income producing activities and ignore most of the rest.
