Hey all,I'm looking into assuming the mortgage on my sisters house and am struggling to figure out how to finance the equity that I would have to come up with to make the deal work. 

So many of my out-of-state clients from California are successfully purchasing flips, BRRRRs, and buy and hold deals here at a very cheap price point, cash flowing, and have tons of appreciation.

After doing the program for couple of deals, I find out it is almost impossible to make profit on doing Flip with their system, since they are providing these stuff:1.Sourcing clients with deals on Zillow, that is anybody can do that, you can't buy a property with very low prices2.Asking un-credited investors to borrow Hard Money Loan, I don't really think anyone don't have much experience should borrow Hard Money Loan, with balloon loan mechanism, it is basically teaching new-bees to suicide.!

A bank won't lend to you with zero experience buying a commercial property-maybe it is a seller finance deal. 

Chicago feels to be saturated and over priced, not finding great deals, but I could be wrong?

More than 2x the in place NOI at purchase and will refi out 100%+ of initial capital and hold for cash flow.What made you interested in investing in this type of deal?

In other words, a wholesaler needs to find a deal where they can get the property under contract for an amount that is low enough that they can not only cut themselves in on the deal (assignment fee, etc), but also pitch it to an investor who sees enough profit in the deal to be worth it to buy it from the wholesaler.
