The first up and left with no warning in the middle of winter and left no gas in the tank.

Roofs, windows and central water heating have all been replaced within 5 years, but the central gas fired boiler may be the original.

Then there's gas, tires, tools, licensing fees, insurance, continuing education...  

What you need to be doing is determining where the present owner has not taken advantage of increasing his profits through poor management.Is there any way to bill back or have tenants responsible for trash, water, gas.

If I had my own financing this would be a well paying cash flow property. so along with the high mortgage and interest payments and having to pay some of the tenants gas and electric it doesn't make sense.
