What fees would you pay to an agent for tenants already under a lease?

I have put deals together (from locating land, worked on the design from concept through final, worked on finding tenants to lease, and buyers for the sale of end project, plus lined up the financing etc.

Landlord tenant law and fair housing is enough to get most new investors to think twice...plus unless you have access to PM tools like screening services, MLS and other rental marketing sites, vetted leases, vendors to handle repairs...you should let a professional handle it.  

I’ve been told by a tenant that everyone uses the water hose to fill up portable pools,wash their vehicles,spray the sidewalk and driveway.When my lease clearly states NO CAR WASHING on property.

Use economical fixtures and appliances.Keep the leasing office clean and not looking cluttered. 

Our moving date would be very soon, our lease ends in October so we are trying to look on the MLS and see what is on the market!
