I would also check to see if there is a local news channel that would be interested in covering a "shady PM company wrongfully tries to evict elderly tenant" story.While there is no legal grounds (based on the limited section you posted) to demand the removal of these fees since they are clearly stated in the contract, chances are good that the company won't want to go through all of the negative publicity and lost business due to poor reviews.

If the property needs substantial repairs or otherwise doesn’t qualify for a mortgage (negative cash flow, vacant, etc.) it may be the only way to get an acceptable offer.

I would understand if you had many units but for 1 rental property, I think it would just be easier for them to pay through Zelle, Cashapp, Venmo, etc.

I would still be cash flow + but I'm just unsure if I have had unfortunate luck and if lowering $75 -$100 would really make a difference.Any advice or thoughts would be appreciated!
