Additionally, there are a finite amount of deals at any given time, which is why investors compete for those deals and occasionally cooperate when it is in their best interest. 

In my free time I help out in my family's consumer goods distribution business, assist my favorite new attorney in her sales & marketing efforts, and occasionally work on some small internet based projects for fun.  

And sometimes, there is considerable pressure to sell the property quickly, in order to satisfy these debts.I buy real estate, and occasionally personal property found in estates.

@Sylvia HannaWhile I'm sure there are people who have done this type of investing, not being able to see the property prior to purchase or drop in occasionally during the rehab could have very disastrous consequences to your flip.

Can I borrow your crystal ball occasionally?

Ideally at this time I will be able to do real estate full time if I choose.I'm interested in both the buy/hold/rent strategy for long term growth as well as the occasional flip (1-3 per year) for additional cash to fund my other strategy.I've been spending time getting familiar with the forums and some of the knowledge available here as well as looking into my local REI chapter.

That said I'm still seeing the occasional deal and will probably continue buying fixer uppers as long as they are available.

Sites like realtor.com, Zillow and Truila also receive data from the MLS's but in my experience there can be time lags and occasionally flat out incorrect information.
