You can remedy the condition (department of housing will explain how), then have the property inspected, and the notice will be lifted.The leases may state that rent is abated until the condition is removed.

If you put 20% down on a top market property you will build equity much much slower and it probably won’t qualify to do a cash out refi for at least a year.Could you talk to your current landlord or work something out with the person/place your crashing with/at to explain the situation because I think if you can make the time work, the rehab is the way to go in my eye.

Regardless if you decide to keep it or flip it, now that the inspector has issued the order, you need to cure it so have him over and give him the walkthrough explaining everything you did, perhaps show invoices from contractors (or at least scopes of work completed).
