But usually people are "trading up"... they've saved up enough to do a very large deal - but if they roll that into a condo development, it can produce enough to THEN do a rental development.With that said, if you check out the TVM of a condo deal vs a rental - for new construction specifically, you will see why most people go the condo route.

@Dawn AnastasiA lot of them are new so you have to weed them out, and I think they look for a cash buyer first that's what the e-mail one sounds like.

Yes I understand that others doing business knowingly with a marijuana business could be found complicit in money laundering, or w/e. however I'd rather be open about it then not disclose that to potential associates.

If during inspection you discover the repair numbers actually exceed what was estimated and that the deal wouldn't make $en$e, then you can either back out or adjust the offer accordingly.

While we can technically get away with the thinking of having less restrictions, requiring more security, making demands such as life insurance being pledged on a key person as a borrower, drill down to the assumptions in commercial that allow greater leeway.A more sophisticated borrower, conducting business with a purpose to make a profit as compared to an unsophisticated borrower attempting to secure personal needs, such as housing.However, never think that "predatory dealing" or "predatory lending" or violations of fair trade, or what is customary for the size and scope of a transaction can be swept under the rug.
