This thread is more of a reminder to myself to not rely on social media or software rather, to learn how to form relationships in person without the reliance of technology and to always remember that this is a business based upon ethics, communication, reliance and execution, not technology.

There is definitely a contingent of people who think that real estate agents are nothing but self serving scum suckers who do nothing to earn their compensation.However, the tune can often change when acting as a principal in a transaction and the commission can be taken off the table (if necessary).Also, Realtors can be somewhat limited by certain legal and ethical standards that would not apply to a non-licensed investor--like the required disclosure of the license itself or respecting other agents' implied agency relationships.But the license provides many significant advantages when approaching deals and strategies including the ability to exclusively list a property, represent buyers directly rather than assigning contracts, get direct access to properties, access state approved forms, write tons of offers that have low chances of success, etc.And of course there's the MLS.

Never complain about another agent with a client, ethics, but if they open the door to your opinion, you might carefully explain how things are suppose to work on the MLS.

I agree with Jon H - I don't see any way that the LL avoids ethical or legal responsibility for fixing an AC unit that was operating when they moved in.

I have a few agents under me, and I'll take on others as long as they have experience (and ethics), but they can't be needy - I don't have the time or the patience for it.I know that someone who lays that foundation can do well in sales and make a killer income - more power to them.

Obviously in turn I would work beside them and share what I know of what they are interested in while we work.Another way is to bring an opportunity to a meetup and run it by an ethical pro for analysis help.

I started a property maintenance business of my own (self-employed, essentially just 'giving myself a job') for about a year, a few years ago (part time).If I stop trucking full time, which I could see happening in a couple years, I would also strongly consider starting a property management company as long as whatever area I am involved in has a need for a QUALITY PM company (it sounds like many areas are, in general).I have always had a tenacious work ethic and love building wealth.
