Really refugees can come from any walk of life in their home country but they may wind up at entry level jobs here even if they were successful at home because of  lack of language skills and education that may not help them here.

If we look back at 07-08, investors in this situation suffered the most because they were banking on the market increasing.I would consider what your "why" is for investing in multifamily and then dive into educating yourself.

Her bad score is mostly due to education loans that she had not been paying till she secured a job and a nasty divorce 3 years ago.I get a lot, in my area, with bad credit scores but when I look the literally pay all their bills except their student loans which they pay on and off. 

Thinking bigger and like an financially educated investor.

I wish I had discovered Biggerpockets much earlier in my journey.
