The lease specifically stated that if the roof leaked in my portion of the building, I was responsible for paying the landlords contractor, or a contractor he approved me using, to fix it, I had to repair any damage to the HVAC system, and anything else that was associated with my space, no matter if it was inside or outside the building.

@Ryan Smith considering you are looking for a property that basically debt covers, you can run numbers under a DSCR loan which does not take into account your personal income.To take a step back, DSCR loan, aka lite doc or business purpose loans, uses the rents you receive on the property and divided by the new loan PITI to receive a ratio.

If there is a true emergency that endangers a person or the property and requires immediate attention (flood, loss of heat, fire, gas leak, etc.) then they should be able to text/call you directly.

Many of the the claims were on transactions where the title closer relied on emails for the sole contact with the seller with the docs being emailed to the "Seller" and returned by overnight delivery.
