The lease specifically stated that if the roof leaked in my portion of the building, I was responsible for paying the landlords contractor, or a contractor he approved me using, to fix it, I had to repair any damage to the HVAC system, and anything else that was associated with my space, no matter if it was inside or outside the building. 

@Ryan Smith considering you are looking for a property that basically debt covers, you can run numbers under a DSCR loan which does not take into account your personal income.To take a step back, DSCR loan, aka lite doc or business purpose loans, uses the rents you receive on the property and divided by the new loan PITI to receive a ratio.

Things were very informal in documentation (agreements, gathering diligence docs, protocol for sending wire instructions, transaction still not posted to MLS months later, etc.).

If there is a true emergency that endangers a person or the property and requires immediate attention (flood, loss of heat, fire, gas leak, etc.) then they should be able to text/call you directly.

But if things go smooth and timely then you most likely have their next loan to.I like building relationships with my investors and not just talk to them when they owe me a doc.

Many of the the claims were on transactions where the title closer relied on emails for the sole contact with the seller with the docs being emailed to the "Seller" and returned by overnight delivery. 

They are dropped, stepped on, battery fluid leaks out, or even get lost - sometimes behind the couch, sometimes under the bed, who knows. 

Plumber replaced a laundry shutoff in my OOS rental a few months ago; yesterday there was very large water leak which I believe to be from this shutoff.

Hi guys,Ive been getting plumbing leaks every 2-3 years in one of my rental , that create mold and it cost me each time 3k or 10 K to fix and get rid of the mold.What do you think about installing a leak alarm so to speak?
