HOA investment programs give the investor tremendous leveraging power in purchasing distressed homes.

If that is the case I'd talk to some other lenders.If you don't refi the existing FHA you won't be able to use that again, but that should not keep you from using a conventional program that would allow for a lower DP.  

I believe FHA still offers 203K program funds, however I can't recall if they apply to over 5+ units.

Just beware of the programs that the gurus sell.

In trying to find out whether that particular "mentoring program" is worth the $2-15k they're charging - which they're willing to finance even with bad credit - is worth the money, I stumbled upon biggerpockets.

We never would have been able to get started in real estate so quickly without using that loan program.
