Called AXA today - they confirmed it was the higher of the two values.

Its all about debt to income ratio, cash on hand, credit score and steady employment.Sometimes, within a 10 minute phone call the lender can give you a ballpark qualifying loan amount over the phone based on the answers you tell them so, be prepared with knowing your income, debt, cash on hand, employer info & SS number.....Then, they will ask for copies of the paperwork to confirm what you said. 

That's a legal item and needs to be confirmed with your attorney, but that is my understanding of it.

I am looking at a 2 unit multi family property that was approved for SRO designation (10 bedrooms).

I then go to the house and confirm what is good/bad and adjust the spreadsheet from there.

You need to confirm the lease with the tenant as well (and have them sign off) - pay special attention to the advance payments section.
