A third option could be to ask to lower the price/for a credit due to the repair $ and vacancy cost that i would potentially now immediately incur.Thanks for all your help!!

I have been through 4 banks, 2 credit unions, and 2 mortgage brokers now and none of them will allow the seller to carry.

I got a conventional loan with 5% down, 30yr and took a 4.25% vs a 3.75% to receive about 2500 back in lender credits on my down payment.
