Contact a broker or look in Scotsman Guide to find an appropriate lender.Check your costs on the bridge loan to see if you aren't better getting a fixed loan on the free and clear property and adding an equity line of credit after repairs are complete or refinance.

ok i was just wondering as a first time home buyer would this be a big mistake going online and using websites like Trulia zillow etc to look for my house and just contact that listing agent and set up a meeting to look at the house and if i like just buy it at the listing price?

Just from my experience and opinion, first, you can try asking the potential tenant for the previous landlord's contact info, most likely they should have it if it's recent.
