Hi everyone - I've found an off-market deal that fits what I'm looking for but the seller doesn't have a property to do a 1031 exchange on yet so he's not quite ready.

One idea is that you might offer cash and be ready to close with cash, but try to use financing if that is really what you want to do and finance it before you close. 

The redemption period ended in November 2017.I'm working now to get ready to evict and I want to make sure I follow all the right steps.My first step is to talk to a few attorneys but I would really like to to work this out myself.  

I want the place to be vacant when shown and in its best condition possibleRight now I'm doing one where I've repainted the whole place and done new flooring....... cant put my ad up until its far enough along that I can take nice pictures....but it wont be 100% ready before I post my ad and it will still need some small stuff done after the open house.

I've read a couple of books and listened to about 70 podcasts and feel as if me and my fiance are ready to jump into our first deal. 

That can be far more time consuming....and mistakes can reveal information that can cause myriad problems.  

However, I recommend creating a simple form so you're ready the next time this happens.Are you reducing the tenant's rent $200 for Christmas or letting them pay 15 days late in June without a penalty?

If you can get good at talking with sellers on other people's deals...you'll be more than ready by the time you get around to looking for deals of your own!
