HI Shivani,Each individual property would be calculated separately based on when you purchased it (tax returns or lease agreements used either or or both in some cases) which the lender would subtract from the monthly PITI or mortgage obligation/taxes/insurance/assessments/etc.All the rentals whether positive or negative would then be added up into one number (net net).

At $700K for some of these 3 families, the numbers simply don't make sense.

I ended up just getting a second hot water tank & sub-metering.  

@Kevin Sobilo I have money saved up and it is currently in an investment account, and my spouse earns monthly which I don't want to use for rental investments since the whole of that goes in for running the family. i am budgeting it based on the returns i get from the investments i have in place. 

No home inspection will ever come back totally clean , learn to read and understand them

While the return is still there, we ended up holding this property longer than we had planned.

I built it on land with a house I have fixed up for equity and also built more cabins.
