Last one I used was on a 2br 900sf house with most of the furniture left behind, a full kitchen & bathroom demo and 3 old water heaters left in the basement - though these were "stolen" by local dumpster divers, much to my delight since it saved me space and cost for hauling.

I want to be there for my grand children and children when they have special events. 

I'm 32, a software developer and my wife and I have 2 young children with a 3rd on the way. 

You also can't treat Residents like children (also sometimes we have to), there has to be some responsibility on their end and part of that is paying rent on the 1st, which is what most everyone does. 

I have tenants storing metal for sale, beat up in-door furniture, toys, bikes, a grill all around the ground of the property (front, side, backyard).

(For any age not just children 6 and under) As a precaution I would like to paint over the trim throughout the house with Encapsulant paint.

Or to not have upholstered furniture that traps odor.  

I'm curious how others would handle this situation.Two renters with multiple children were arrested for abusing a child.

The wife and I are not having children. 

I obviously would get my earnest money back, but we've been dropping cash on other things along the way (dock, furniture, etc) in order to be able to use this property as soon as we close.
