The best way to think about it is that you are trying to maximize CASH FLOW and mortgage paydown is just a nice side effect that causes you to cash flow more.One other point: the more money you pump into the property, the more money you risk losing if you ever default on the loan due to hardship expenses, high vacancy rates, or anything else that could come up to deplete your reserves.

It is not about business cards.An LLC is a tool to minimize the legals risks while not causing too many other problems.If you have nothing to lose then having an LLC is not required.

Our information is spelled out on the site please do not misinterpret it and change it around to benefit your cause but rather clue in everyone on entirety of the message instead of trying to pick something that works for you and everyone else.The rule of thumb is that the longer the item has been on your report the most likely chance is that it will be removed.
