As a 40 year resident and 25 year builder and developer I tend to think I have a bit of insight on what is happening here in the Boise area.

I acquired some new construction OZ properties in FL in my QOF, and the actual cost of the land to the builder was quite low (like 13% of the total acquisition cost).  

If you find a good cabinet builder, the price will be comparable (or cheaper) to what Home Depot sells them (after HD markup) but you will have a better finish quality that will stand the test of time.

The 79 year old woman got 3rd degree burns on her pelvis, genitals and buttocks which covered 6% of her body and left her hospitalized for weeks as she received skin grafts to repair her private parts.

I have six figures of cash to put in, but should I partner with a builder that has access to funding and can help carry a multi-million dollar loan, or try and raise private capital for the downpayment, holding costs, etc?

Also, how are you going to judge body language to answers to questions, and get that gut feeling about a tenant? 

I did reach out to some prefab house builders in the area (Stratford Homes), but it seems like they're actually more expensive.

I know a local builder who brought up an interesting flip proposal.

Ever heard the name of those builders??

And often times tenants are willing to keep renting with minimal upkeep if they just don't have to move.Now before the property managers in the group come rushing for my head let me just say in addition to being a developer and builder of multi family I have a property management company for the above mentioned reasons.
