If you are just offering the room that is okay but I would phrase it like " Beautiful Room to Rent in Quite neighborhood Near City Attractions".

Therefore, I've been trying to find a property that on the surface doesn't appear to have rental income potential but could be converted into a house hack feasibly. 203K FINANCING FOR BOTH -> At the moment, I'm entertaining either snagging a 1) SFH and building an DADU for STR/MTR or snagging a 2) Multi 2-4 unit that needs work and can have renovations done while residing in one unit.

However, there aren't many investors looking to purchase condos in the area, at the moment, so you won't have to deal with the hyper-competitive market that we're seeing now with single and small multi-family properties. 

I considered keeping the property in my personal name for a short moment and during that time did a bit of research into financing options.

@Kevin Sheppard I did a live in “flip” but I still live here.I ended up with a beautiful house to live in and a 75k HELOC which I’m using for a down payment on a duplex that is set to close next week.I originally intended on flipping the house and making a big profit since I found a beat up house in a really desirable location.
