We've been able to save enough to do something in the Southern California market, but realize our buying power with the capital can get so much more elsewhere.

Would that remove the power of the owner to call the loan due upon sell?

After learning the business better I realized the power of creative financing. 

What this does is allow you to pay off your car payment  and take it from a $750 car payment to a $170 car payment (heloc payment) increasing your income by almost $600 and potential borrowing power for new mortgage to over $100K.  

Like any good Dutchman I waited until the big box stores had their after thanksgiving sales to buy some much needed power tools for my investment property.

Really my only advantages are, powerful creativity, a "people person" and a crazy sleep schedule.

I'm more focused on the sustainability of my business and nothing creates lasting power like well leveraged rental houses and a pile of cash... or Viagra.

Another deal happened in Battery Park City, where we held for 2.5 years before reaping in $500K profit.

Two footnotes as to the UCC: One, the UCC has a long history in its standing and a few states have not adopted the (entire) code, they don't ignore matters but have adopted similar state statute or regulatory powers addressing such subject matters and restrictions will be very similar.
