Hello, I'm trying to get a general idea of what investors are willing to pay for a 2 bed/1 bath in the 53209 zip code of Milwaukee. 

It's a four bedroom two and a half bath where all of the bed rooms are located upstairs.

The property has a 2 unit townhouse then has 2 individual 2 bed room houses all deeded as a single lot.When I run it through the BP Rental Calculator it's telling me that if I can get the place for $85k, if I assume 8% vacancy, 7.5%CapX, 10% Maint/Repair, and a $185/mo insurance bill, it's telling me I'll still net less than $55/unit monthly.  

If anybody has any bread and butter properties with at least 3 beds and 2 baths with at least a 70% ARV let me know!

Donot keep that crap laying around it probably has bed bugs or roach eggs in it

Many counties have their tax and courthouse documents online, and you can find out things like the square footage, beds, baths, age, construction info, etc.

Just picked up a 4 bed 1.5 bath in rural RI.

We own 3 duplexes (each is 3 beds, 1-2 baths), and a 7-plex (1-2 beds, all 1 bath).Qualified companies will have;- at least 3 years experience in property mgmt.- ability to use (or learn) Buildium property mgmt CRM system- be able to provide 3 customer references (I will check them)- Have experience managing properties in the Seattle areaPls PM me if interested.Thanks to all, Micah
