That is what I have done in the past but it would be nice to have the tool take into account the max potential monthly revenue and % vacancy and have it auto calculate the management costs based on the revenue and the % management so you can run several scenarios. 

I doubt the tenant could break it although they sometimes accidently unplug the stove burners.

I recommend getting a Realtor to auto email you new inventory daily and contact multiple property management companies to see if they have any clients selling soon or willing to sell.

They love that I have a great credit score and offer free property maintenance and early rent auto-payment every month.

Update - I was unable to switch the property manager because they say I have to pay them the management fees for the next 10 months which is the remainder of the contract which auto-renewed for another year (I was not aware).
