My gut was telling me calling it inventory was strange when it could be redeemed and removed from "inventory" by next year, but I wanted to hear it from another source who deals with finances more than I do.

exactly that's what i've been saying because otherwise if you were to attempt wholesaling you would have to ask others how they acquired there information if you ask me best to get it from the auctual source

But if you bought a vacant property, just use the regular sources, zillow, realtor.com. 

Most hard money lenders I know don't care about sourcing your funds for the down payment.

I am lucky enough as well to have interned at a company that is bringing me on full time for the summer and after I graduate, so I will have a good source of capital I will be working with.

You want to be the investor-friendly agent sourcing deals for them and then getting the flip listings.
