Plaza and Prairie village are already well established (gentrified), with Plaza being desirable to young professionals and Prairie getting to take advantage of the Shawnee public schools, avoiding expensive private schools while still getting to live the "city life." so attractive to families and folks wanting the safety of guaranteed appreciation (the cost being what I would argue is a higher buy-cost and taxes for a lessor property)I would guess Plaza and Long have higher crime rates (if that is a concern).

There are features that are attractive however several that I have not yet made peace with, too.Many of us complained when the right side column was added in order to provide extra real estate for advertisers.

Make your own posting to attract direct buyers and just see if you manage to have multiple offers to make them compete against each other. 

It is an attractive price point and i recently bought a few properties over in that area to test the waters.

The LTV and loan terms are not as attractive as conventional loans.

But so attractive and exciting.

So is there ever any situation where one can find attractively priced properties via the BK courts?

On the other side of eviction lies unplanned tenant turnover of which I have done 3, 2 due  to eviction and 1 due to tenant death.Every single one of those tenant turnovers has ended up costing at least $15k (repairs and upgrades needed to attract new tenant, lead compliance costs,  loss of rent waiting for eviction date and loss of rent filling tenant vacancy).I haven't read anything in what you said that would make me feel I could justify embarking on a course of action that could end up costing me that kind of money.Nothing.If my tenant has financial issues and I pile on late and legal fees on top of that I am making those tenant turnover costs more likely, so I always look for different ways of dealing with this. 

This makes the bond more attractive out in the open market since an investor has a predictable return assuming it is not paid off prior to maturity.
