@Yvonne ShuiHi Yvonne,I own 3 Buildings in Bed-Stuy, All 3 Family, 2 are Brownstones and 1 is a brick building.The one closest to where you are buying is probably going to be on Hancock and Thompkins or on Greene Ave and Throop.I think the most important thing about buying in Bed-Stuy right now is to make sure you get a professional tenant with high income and high savings to weather the Coronavirus Storm.Last Month, one of my tenants at the Greene Ave/Throop location gave me notice as she closed her Williamsburg restaurant and needed to leave, moving in with her bf.Her apt is a Garden Apt, Large 1 Bedroom with a Laundry in Unit.I decided to get a quick renter that has been qualified and I advertised the apt for only $2,500 per month.

With this recession, nurses don't seem like they'd need to worry about getting laid off.And, I know a lot of landlords have found success with this niche of renting to travel nurses, but my place is unfurnished and a 2 bedroom so I don't think it will work for the travel nurses.

I hope everyone is staying safe out there during these unprecedented times.I wanted to ask the community, a rough ball park figure on what it would cost to build an ADU of let's say 500 sq. ft. with one bathroom, kitchen and bedroom, for a structure that is ALREADY existing and what it would cost to build from the ground up.

I am located in Idaho, and I have found two properties (one is a 2 bedroom/1.5 bath townhome ($135,000) and one is a 2 bedroom/1 bathroom single-family unit ($120,000)).I am planning on living in it for the next two years with my fiancee/future wife while I finish my Master's in accounting/MBA and she finishes her Bachelors in Nursing.

You have to work a little hard to find the good deals and think a little bit creatively like adding bedrooms, ADU's, etc to position the property a bit.

My goal is to buy a house (3 bedroom, 2 bath minimum), house hack by having a few roommates, and then when I get orders to move, keep the house and rent it out and hopefully make money off of it.
