As your husband, I’d also take a more up close and personal “direct” approach....but that’s just me as I have a real issue with scammers/BS’ers.

I would recommend watching more content or reading more real-estate books to get a more in depth understanding. 

Is there a more precise way of checking the ROI before making an offer?

This again allows us to demand higher rents and also allows us to bring in a more quality tenant.

Once you pick an overall MSA, you will want to do a more detailed market analysis in order to determine the good and bad neighborhoods.
