It is good to run the numbers, but the most important thing is to know the location you are looking at and what sales prices and rents the neighborhood can support.The price for this place is $272k and that is the short sale price, i have spoken to the agent and that is the best they can do.Rents are likely between $1200-$1300 per floor, no real need to improve the units as the neighborhood is unlikely to support higher rents at this time. 

You can advertise it as a month-to-month, lower the rent for a period of time, offer an incentive like half off the second month's rent, etc.

It might not be easy finding a "good deal" in your range, but there are a lot of properties that support your model, basically rowhomes shared with other students or young professionals.Keep us posted.

Do you not bother to advertise to non government applicants.

Even though your mortgage payment is higher on this home, the location and size seem like it would be a great AirBnB which would get you the cash flow you need to support the mortgage.Just some thoughts!

As you get more specific, it will be clearer which markets will support your preferred strategy.

in Jackson its the RIG meeting once a week.. keep in mind though advertising a property you dont own in MS is not legal.. its done every day but if someone turns you into the department of real estate your going to spend some money defending yourself.I had a client in MS.. now granted he was a volume player in the turn key space but he would advertise his BRRRRs before he owned them.
