Need help finding AC replacement for SFH in Ashland KY; entire unit needs to be replaced.

Looking for advice from experienced legal minds here We own a multi-family zoned lot which we originally bought intending to add a couple units in the back.

Hi All,I am interested in multi family (2-4 units), If you have 200k to invest, what market and why would you invest?

Is it feasible to ask the tenant to move the trash can to the curbside for weekly trash pickup when the property is rented as an entire unit?

This has caused our clients a lot of missed opportunities or having to grapple with putting 15% down on a duplex and 25% down on a 3-4units.This new program changes the game, now clients with income $92,000 can put 5% down up to a 4 unit. 

I have also had luck looking at commercial and multi-unit properties.

Here is the situation,  Have an 1800's ballon construction  3/1 single family , 1.5 story unit. 

The same probably applies if i wanted to use the second unit as an office.

I'm planning to reach out to a host of a comparable MTR unit in Ontario Ranch, CA.

Does anyone know how hard it is to get a rezoning from SH-RS single family to SH-RM multifam or a PD that allows more occupants per unit?
