If you are looking for something with a little less risk I would say that either a house hack (where you live in one unit and out the other(s)) or a single family rental would be a good place to start.

The area the house is located has schools top 5 on the entire state with 9/10, 8/10 and 10/10 for all 3 levels.

Comparable sales approach: Used for 1-4 unit properties and the valuation is based on the recent sales of similar properties.
