You'll have to head out to the OC for the closest ones that meet regularly but there are several great ones there.

The home is put up for sale for like 6 days for $1 and if no one government entity bids on it goes back to a regular listing.

When I bought the property almost a year later, they were still having to finish collecting the deposit, and on top of that they allowed one of the tenants to pay late (like 15 days) regularly and had even verbally agred to allow pets in on unit, in violation of lease (needed to be in writing).

These are such things like (electric and water bill payments, phone bill payments, unreported car payments, insurance payments, various rental payments,and other bills you pay on a regular basis...) if this is true, where will I start with trying to get my monthly bills added to my credit report?

I would love to get some of the newbies and regular contributors from our area together to discuss what has worked for us, what hasn't and what we hope to achieve.

There were many original outlets that had been changed to regular 3 wire outlets, but of course had no ground since there was no wire for it.  

The more intimate the interaction the better chance you have of uncovering what their fears and needs are which, if properly addressed, will give you a much better chance of converting that prospect into a private lender.

You meet them socially (might be professionally, but you will still need social interaction), you impress with knowledge, your deals done, your accomplishments.

These people are wealthy and busy, they get a lot of attention from people they'd rather not interact with.
