So realistically if you have $20k, you only have at best about $15k you can use for a down, that puts you in a $75k house at best, which I would consider at the very lowest end of a quality turnkey rental in a potentially decent area. 

Not knowing the specific of your situation, it's hard to tell, but generally speaking, the less properties you have, the more you can afford to just use your name.
