Our town just did a revaluation and got close to 100% but the market constantly changes and prices continue to trend upwards meaning the 100% valuation is likely already not accurate.

For me, personally, it's areas that are landlord basic to friendly, strong industry growth or potential growth, and personally I trade/buy/invest in houses that I see inventory pick up but the fundamentals stick meaning it's a great area.

I continue to see more and more investors, either doing private, lending or investing in debt, not take into consideration the risk.What do I mean by that?

I might be misunderstanding what you mean by that though.

Also, since Akron and Canton are sort of downstream of Cleveland's market it's a good idea to keep an eye on it anyway, even if I don't have a presence there. 

I am able to do a lot of the work and also keep it in house so to speak...

Looking for a rental after 13 year, he may be in a bit of shock at the rental prices, but that's his problem.As for damage deposit, you can only keep money for damages that you know he did (ie anything since 2022). 

I just state NO Checks and keep it moving.
