They're offering the full asking price with a $1k escrow deposit, and they're also requesting $10k for closing costs.

I always hear that it is the least costly.

I am not confident how much it would cost and wonder if it is wise to pass this property to fix if I am not familiar with this issue.

I found out who did it for them and the cost was 1/4 what they charged at the workshop.They also offered a deal, but I didn't feel ready .

This seems about right for the scenario, yes Non QM and DSCR can have slightly higher rates but if the benefits of the product outweigh the cost, you've got your answer as to if the value is worth it.
