I'm really interested in long term rentals along with Air B&B/VRBO. 

Obviously I don't know where exactly your property is, but even if it's south of the sports arenas (which can be pretty rough), it will worth it in the long term. 

Hoping to learn more about: best practices, risk management, legal Considerations, and most important building long trust term relationships with borrowers.I deeply believe in the power of community and learning from each other's experiences.

I.E. can a long term tenant sublease their space to short term renters?

The wifi is what will allow you to access the door remotely.If you don't want wifi on it, Then you can still get a smart lock you'll just need to pre-program several different codes into it, and then give out those codes appropriately but you'd need to be on site at the door itself to program initially or update it.From personal experience I find the touch screen or wifi locks to be complete POS's that are not reliable and the battery does not last long.  

As long as you scrub your list and confirm the homeowner still has an active foreclosure pending, you are knocking on the door of one of the most motivated sellers on the planet.
