Here is an update. 

I've been in similar types of situations here in Chicago and for me it's always better to reflect on my lessons learned and to move forward.  

You might be able to do sub to, which isn't my favorite, but depending on the seller's situation it could work here. 

Here are a couple of software options that I think might be a good fit alongside those third-party services: BrytSoftware: This user-friendly platform streamlines tasks like loan payments, statements, and communication with automated workflows.
