Hello I'm new to all this and live in the Dallas area.

I'm excited to get started and am willing to help anyone in the Dallas area with administrative duties in exchange for some guidance.

I am looking to purchase property in the Dallas/Fort Worth area in the next 3 months.

So I managed to look at a 3bed 2bath house in the dallas area for sale by the owner and I've run numbers on it and everything seems like a pretty solid deal, this would be my very first wholesale deal so I wanted to find out what is the best way to get the property under contract before I wholesale the deal?

I'm highly considering selling lists in places in TX (Austin, San Antonio, Dallas/Fort Worth) for a much more affordable price than the competition for this very reason.I'll end this long discussion by asking everyone not only what they think, but what are their experiences with lists and leads and wasting potential money on marketing?

I know Houston, Dallas, and Austin, Texas have one of the hottest markets in the country for flipping and holding.
