The electric boiler is basically a beefy, in-line hot water heater which, being in a closed system, does not have as great of a temperature lift from source water to output as a DHW inline heater would.If gas is more affordable in your area, then rather than ripping out all the existing supply lines and trying to install ductwork for a furnace - which can become expensive quickly, particularly if multiple levels or stories are involved - you could simply replace the boiler with a high efficiency (95% AFUE) gas fired boiler.

We are both currently in construction (I install flooring and she is a heavy equipment operator) so fix-and-flip seems to make a ton of sense for us since we can do most all of the work ourselves.

I am just not sure how it will look after the roofers install metal coping etc there, or they would be careful about "aesthetic" details :)Exterior/wood is also deteriorating, but I guess a painter can scrape the old paint and caulk for waterproofing.

We are still searching for the right tenants, but until we do find someone, I'd like to ensure that I install a camera around the driveway area to ensure that no one is trespassing the property....and even more importantly, to protect it from squatters breaking in.
