Hi @Jessica Brown, You should attend the next AIN (Action Investors Network) meeting next month.

I read everything I could on BiggerPockets on syndications (including such articles as "The Compelling Tax Benefits of Real Estate Syndication") and searched on the wide web and nothing even hints at how a cash distribution (what I often hear referred to as a "dividend") is anything but taxable income like you'd get on a 1099-INT or 1099-DIV.So what is a distribution if it's so independent of the taxable income? 

I suggest utilizing one of the referral networks out there.

To be honest local networking meetings are the way to go...

They also provide one on one training and walk new agents through the process from building your network, listing properties and completing all of the paper work for a sale.Their splits are a bit higher from what I understand - but the training they provide is more than worth it from what I have heard. 

Hence why industry wide 90% of agents fail & there are a ton of agents running around without any clue on how to transact real estate.A good agent is a successful agent.
