I reached a lady who explained to me that the Tempe, Arizona address is just a PO Box they use and that they are a group of folks all across the county running the Academy as a virtual business.

@Troy Nonnemacher -  I was super surprised too when we got those calls and /or postcards returned in envelopes saying to take them off.My fav so far has been a crazy, older lady who called a dozen or so times a day (until I blocked her) threatening to call the police and her lawyer because I was the one harassing her.  :-)Best quote: “I ain’t sellin nothin to nobody!!”

We bought a 4 plex similar to this income/tax rate from an old lady few yrs back...paid $40k for it but invested quite a bit in fixing it up the right way so we wouldn't have future headaches.

One of my podcasts featured guest waqs a feng shui lady and she analyzed my house for why it wasn't selling.

LOL, as a whole some will be better and some will not be but on average the home prices will average out in your radius search.
