I am just commenting that 2% by its nature is in a rental driven market were values are low and rents comparitivly are high.. and that usually brings with it everything from ghetto dogs to high work load and management intensive properties as to take the extra risk of owing these one needs to be compensated..

I live in one of the hardest hit areas,  we got just over 85" of snow...We are finally finishing digging out after two full days of plowing, shoveling and snowblowing, not to mention having to shovel off the roofs of our houses, garages etc as many are beginning to collapse due to weight and will get worse now that we are forecast for a thaw and rain which will more then double the snow loads.

We've also migrated to a value-per-unit approach when analysing apartment buildings, but we weight units based on what their type (bachelor/studio, 1, 2, 3-bdrm).

I've done enough electrical work to know that it's far more than connecting a couple wires together, from circuit loads to old work/new work box wire runs, to the proper technique of using wire nuts.
