Other than being located on a busy street, this is about as prime of a location as you can get.

Current word on the street is major plant closings are scheduled up-n-down the Hudson Valley. 

I will say cash flow places I work in are more West side than East side but lately I been seeing some better deals on the Eastside so its not an easy market to read with each street being something different.

The exact same floor plan with same cabinets and tile counter sold across the street for more than asking 2 weeks ago.

The building location is on the main street in the center of town in a major university.

For instance a home with 1829 sf and great interior design was sold for $59/sq ft in the same street last Jan after 200 DOM.If the comps tell you, you can absolutely sell at $135k, it MIGHT be a DECENT deal, even then I would be cautious.

Post signs disclaiming responsibility, most off the street believe what they read.Insurance companies usually try to get out of any claim if they can, but if push came to shove, seems to me they would pay as they couldn't really define that as athletic equipment any more than a swing set.

I'm using the same strategy for a flip right now - the Marcy Street one... which should close in few weeks, but this obviously has a tighter deadline and exit strategy.

Its turned around a bit but for the most part whats kept people away is a lack of easy money at the main street level.
