I am not sure how you screened this tenant or how long they have been there but I like to give notice well in advance as I want to give them time to find a new place and I think I get a better chance at getting a cleaned out unit.

I ended up wasting a ton of my time, energy and gas money.So after a couple of months of meeting with every single seller—most of them unmotivated and wasting my time—I realized that I needed to do a better job of screening the sellers on that initial phone call and only meeting with sellers in situations where I thought I had a pretty good chance of getting that deal under contract at a great price.Is the Price Right?

Not to say they are always unnecessary, but I would guess 90 percent of those with them don't really need them anymore than the neighborhood kid needs the inch thick gold plated rope chain  he so "proudly" wears around his neck.

Just add on a fee to booking.com to reflect this if you want. there is little evidence that pre-screening results in better behavior from my research.
