Be sure to get estimates from at least three contractors to ensure you are getting a fair price.Account for contingencies: It's always a good idea to set aside some extra money for unexpected expenses that may come up during the renovation process.

We knew the floors were uneven but assumed it was foundation related and budgeted about 20k so that was pretty unexpected.

The longer it takes you to deal with the unexpected, or have to pull permits, etc. the more it eats into not only your actual reno budget, but longer you are carrying the property-paying taxes, insurance, utilities, etc. with no income.
